Welcome to our St Margarets Way webpage where you'll find important updates and information about our new housing development in Leverstock Green.
St Margarets Way is an exciting new development of 46 new homes in Hemel Hempstead. A mix of 1 and 2 bedroom flats, with a private balcony alongside 2 and 3 bedroom houses with gardens. Progress update
We are delighted to take handover of 46 brand new council homes, providing much-needed, accommodation as part of our ongoing commitment to delivering affordable housing across the borough. This development includes a mix of houses and apartments designed to meet modern standards for comfort, energy efficiency, and sustainability. Tenancy sign-ups are now underway, and we’re thrilled to see the first residents already beginning to move in and make these new properties their homes. This handover also marks a major achievement for Dacorum Borough Council, as it includes the delivery of our 500th new council home, a huge milestone that reflects our long-term investment in the local community. We are incredibly proud of the hard work and collaboration that has brought us to this point.
There is a 12-month defects period for all the new homes and the outside areas around them, including car parks, landscaping, and street lighting. If you notice any problems or defects in these areas, please report them to Cardo on 0800 018 6050.

Thank you for your enquiry. Please accept our apology for the delay in responding to you whilst we gathered the information we needed.
Helix, the contractor, are responsible for maintaining the landscaping during the first 12 months. We are aware that the recent dry weather has caused problems for some of the landscaping and we have been assured by Helix that they will have operatives at St Margarets Way to ensure everything is being watered regularly. If any planting has died, Helix will replace it before the end of the 12 month defects period at the most appropriate time, to ensure it is able to establish and thrive.
If there are trip hazards, please let us know the details so we can get these fixed.
Our Housing Development team are consulting with colleagues across the Council to ensure that the location of the new play equipment is the most suitable for the age group that it is designed for. Once we have all the approvals in place, we will let you know.
With development completing just over six weeks ago and some homes still awaiting their new tenants, we have no set plans as yet, however will let everyone know if we decide to hold an event for the local community so everyone can get involved.

Thanks for getting in touch. Sorry for the delay in replying — I’ve been checking with the relevant teams so I could give you an accurate update.
We are currently reviewing the speed limit on the road, but for now, it remains at 30mph, which is standard for estate roads.
If any traffic calming measures (like speed bumps or signs) are needed after the handover, the Estates team would usually handle that — but only if there's clear evidence that it’s necessary.

The Housing Development team are currently discussing alternative locations for the play space and are consulting with a range of people, including Community Safety and the local PCSO, to help determine the best option. No decision has been made yet, but once we have one, we’ll make sure to update local residents through a newsletter.

Dacorum Borough Council has just taken handover of the 46 new homes which are now complete. Our Lettings Team are in the process of showing prospective tenants around them, in line with our Housing Allocations Policy and sign up processes. New tenants will start to move in from this weekend and over the next few weeks.

Thank you so much for engaging with us. To answer your question, Dacorum Borough Council has just taken handover of the 46 new homes. Our Lettings Team are in the process of showing prospective tenants around these, in line with our Housing Allocations Policy and processes.
To answer your question about storage, there are cupboards within each property in line with Housing Design standards and the houses all benefit from a shed within their rear gardens. There is no additional storage outside of the property demise.

The white marks on the brickwork are efflorescence which happens when water inside the bricks carries salts to the surface as it evaporates. When the water dries up, the salts are left behind, creating a chalky deposit. Helix have arranged for someone to attend site to clean the affected areas and remove the white marks next week. They may reappear in other places as the building ‘dries out’ but are a normal part of construction and can be easily removed.
