This page has been created to keep residents informed about the development and ongoing management of your neighbourhood. EV Charging Points – how to register and use them

As part of the new development, several electric vehicle (EV) charging points have been installed. These chargers are run by PodPoint and are currently only available for Dacorum Borough Council tenants.

To use the chargers:

  1. Download the free PodPoint app and create an account.
  2. Because these chargers are shared, we’ll need to add you to the Dacorum Borough Council (DBC) private network.
  3. Email us at EVcharging@dacorum.gov.ukwith the following details:
    • Your name
    • Your address
    • The email you used to set up your PodPoint account
    • Your contact number
      (Make sure the email address matches the one on your PodPoint account.)

Once you’ve been added, PodPoint will send you a confirmation email. Please allow up to 5 working days for this.

After you’re registered, the chargers will appear in your PodPoint app. Charging works on a pay-as-you-go basis, so please ensure there is credit in your account before starting a charge.

1b. Reporting Road Safety Concerns

We work with Hertfordshire County Council, who are responsible for highways, to promote safe and accessible roads across the estate. If you have concerns about traffic management or road safety issues such as damaged signage or potholes, please report them via FixMyStreet, which will direct your report to the appropriate authority. For speeding, dangerous driving or anti-social behaviour, contact Hertfordshire Police on 101 or online.

If your concern involves dangerous driving or an immediate safety risk, you may need to contact the police directly.

2. Lighting, Privacy and Security

Learn about lighting improvements and how we’re addressing issues around privacy, visibility, and safety.

3. Play Areas and Community Spaces

We’re committed to creating shared spaces where residents can enjoy spending time outdoors and connecting as a community.

Installation of the Playground - timeline and plans.

A new play area, known as a Local Area of Play (LAP), was planned as part of the development. This small playground is designed for children under 5 and would include fun equipment such as balance beams and stepping stones.

The original plan was to place it on one of the green spaces along St Margarets Way, but we’re working with our Clean, Safe and Green (CSG) team to confirm if this is the best location or if another spot would work better. We’re also in discussion with the Planning team to make sure they’re happy with the proposals.

There’s lots of work happening behind the scenes, and we’ll share more updates as soon as we can.

4. Planting, Landscaping and Maintenance

Find updates on how the estate’s green spaces are being maintained and improved, including who is responsible for ongoing works during the defects period.

Landscaping

Helix, the contractor who built the new homes, are responsible for maintaining the landscaped areas until April 2026. This includes tasks like grass cutting, weeding and replacing any dead plants or trees.

As it’s now winter, their work at St Margarets Way will be minimal, although they are planning to plant some new privet hedging.

Any planting or maintenance that isn’t completed this season will resume in the spring when regular grass cutting and weeding start again. After April 2026, the Clean, Safe and Green team at Dacorum Borough Council will take over responsibility for maintaining the landscaped areas.

Swales

At the north end of the site, two swales have been built as part of the new development. These are special drainage areas designed to reduce the risk of flooding by slowly releasing excess water into the drainage system during very heavy rain.

We’re currently working with our drainage contractor to see if any changes could make the swales easier to maintain. Like the play area, a lot of work is happening behind the scenes to make sure any changes we make are necessary, and we’ll provide updates as soon as we can.

It has been reported that children have been playing near the swales, climbing on the fences, and in some cases, going into the swales themselves. This is very dangerous, especially during heavy rain, as the swales are not designed for play.

We ask all residents to speak with their children and household members about staying away from these areas and not climbing on the fences. Thank you for helping us keep the community safe.

5. Homes and Property Information

Defects Reporting

Until April 2026, the new homes and shared areas including roads, car parks, EV charge points, street lighting and landscaping are covered by a defects period. During this time, Helix is responsible for fixing any problems that appear, such as leaks, cracks or other issues that weren’t noticed or couldn’t be fixed during construction.

This does not cover problems caused by misuse, normal wear and tear or not using things properly.

If you notice a defect, please report it as soon as possible to the Cardo Call Centre on 0800 018 6050.

    Hi,

    Thank you for your enquiry. 

    At the moment, only DBC tenants can register to use the EV chargers at St Margarets Way. This may be why they do not show on the app you referenced. 

    To register for them, they would need to email: evcharging@dacorum.gov.uk.

    Hello. 

    Thank you for sharing your concerns. The development has been delivered in line with the approved planning consent, which included consideration of the location of disabled parking spaces in relation to the properties. 

    That said, we appreciate that individual needs can vary. If the occupants of the two disabled flats feel they would benefit from parking spaces closer to their homes, we would encourage them to contact the Aids & Adaptions Service who will be happy to discuss their requirements and explore possible solutions.

    With regard to vehicles parking and obstructing pavements, we are actively monitoring the situation and are considering additional measures to prevent such parking in the area.

    Thank you for getting in touch with us. You can apply for social and affordable housing by creating an application for our Social Housing Register on our website, 'Moving with Dacorum'

    If you were previously housed in your current flat through us, you will need to login and update your details including details about your current housing situation. If you are a private tenant of Hightown you will likely need to submit a new application on Moving with Dacorum. 

    You will need to meet certain criteria to be eligible to bid on properties when they become available but we can assess this for you once you have updated your details or created a new application.

    Thank you for your enquiry. Please accept our apology for the delay in responding to you whilst we gathered the information we needed. 

    Helix, the contractor, are responsible for maintaining the landscaping during the first 12 months. We are aware that the recent dry weather has caused problems for some of the landscaping and we have been assured by Helix that they will have operatives at St Margarets Way to ensure everything is being watered regularly. If any planting has died, Helix will replace it before the end of the 12 month defects period at the most appropriate time, to ensure it is able to establish and thrive.

    If there are trip hazards, please let us know the details so we can get these fixed.  

    Our Housing Development team are consulting with colleagues across the Council to ensure that the location of the new play equipment is the most suitable for the age group that it is designed for.  Once we have all the approvals in place, we will let you know.  

    With development completing just over six weeks ago and some homes still awaiting their new tenants,  we have no set plans as yet, however will let everyone know if we decide to hold an event for the local community so everyone can get involved.

    Thanks for getting in touch. Sorry for the delay in replying — I’ve been checking with the relevant teams so I could give you an accurate update.

    We are currently reviewing the speed limit on the road, but for now, it remains at 30mph, which is standard for estate roads.

    If any traffic calming measures (like speed bumps or signs) are needed after the handover, the Estates team would usually handle that — but only if there's clear evidence that it’s necessary.

    Thank you for getting in touch. The Housing Development team are currently discussing alternative locations for the play space and are consulting with a range of people, including Community Safety and the local PCSO, to help determine the best option.  No decision has been made yet, but once we have one, we’ll make sure to update local residents through a newsletter.

    Hi. Thanks for your enquiry. Unfortunately, the new homes at St Margarets Way are for social rent only and would not be eligible for the first homes scheme.
